Insurance costs can be affected dramatically once a lease has been signed. Most landlords require tenants to have insurance and can also the requirements can vary.
People buy insurance because they either want to (better protect themselves) or have to (per your lease-see our free lease review below). When you purchase insurance, you do not just pay a dollar amount and you are covered. There are a lot of what we call, “bells and whistles” to insurance and plan to arm you with the tools to make an educated decision for yourself.
Just like any other line of insurance, unfortunately there is no one set “Property Coverage.” Property insurance is made up of a multitude of line items. Property insurance is somewhat ala carte. As long as your landlord is not requiring you to have property insurance (some do per your lease, please refer to our LEASE REVIEW) then you should be able to pick and choose what you want, if you want it at all. It is our goal to help you pick the plan that works best for you!
General Liability is bodily injury or property damage to other people. If someone comes into your venue and trips and falls or gets hurt breaking something inside a smash room, they can sue you. This is what general liability is meant to protect you against. A standard general liability policy in America comes with $1,000,000 in coverage per occurrence and $2,000,000 in general aggregate. What does that mean? Here is an insurance example, but this is what it means. If I were to swing a baseball bat and break items and pieces and go flying and hit five people, that is one occurrence. Technically speaking you could have five lawsuits from that one occurrence. The most one occurrence will pay for all five lawsuits is $1,000,000 and in total throughout the entire year, the most your policy will pay is $2,000,000 in general aggregate. That is a standard general liability policy in America.
“What limits should I buy?” Great question. Hindsight is 20/20. With that said, people buy insurance for one of two reasons: 1) They want to (i.e., you want to sleep better at night) or 2) they have to (i.e. per a lease agreement/contract. Please refer to our free lease review).
This is a coverage that we highly recommend, and we personally believe it is one of your most important coverages. General Liability only is triggered in the event someone calls a lawyer and sues you. You may not want someone suing you over small situations. If a customer comes into your venue and cuts their arm, they are the ones going to the hospital and incurring medical bills, not you. They are most likely already upset with you. People that are hurt, upset and possibly do not have money to pay for their medical bills tend to call lawyers. The problem is lawyers do not ask for $4,000 in medical bills for stitches, they ask for $1,000,000 in mental anguish on top. The point of an accident policy is provide up to a limit, say $25,000 of medical expense “go away” money to prevent small incidents from turning into a large lawsuit, (i.e. Bob (customer) I am so sorry you were hurt, please send in your medical bills and no questions asked we will send you a check in the mail to take care of your medical bills. (Hopefully this deters Bob from actually calling a lawyer).
